The first step on the road to renting any property would first to register your details and specified requirements with our office. Once you have found the perfect home you can put forward your application form. We employ a specialist referencing agency Homelet to obtain references on our behalf. They will contact your employer and current/previous landlord (if applicable) as well as credit references. .. Each person over the age of 18 who will be living in the property will need to be referenced. Each Guarantor if required will need to be referenced.
Once your application has been accepted congratulations! - You will soon be renting your new home.
It is standard procedure for the letting agent to hold a deposit for the property. This is equivalent to 1 months' rent and providing the property is returned at the end of the tenancy in the same condition in which it was received, the deposit will be refunded in full. As required by law, all deposits held are protected under the government's Deposit Protection Service (DPS) for peace of mind for landlord and tenant alike.
We will then arrange a moving in date for you and you will attend at the office to sign all the relevant paperwork and pay the deposit and 1st month's rent in cleared funds, at which point we will hand you the keys.

It is in everyone's interest that you keep the property you are renting as clean and tidy as possible during your tenancy, including any garden or outside space (if applicable). When your tenancy comes to an end you will want to have your full deposit returned without any deductions deemed necessary to tidy or repair the property back to its condition upon your arrival.
